Dubai Holiday-Home Operator Silkhaus to Shut Down at End of November

Silkhaus, a Dubai-based short-term rental and holiday-home operator, will cease trading at the end of November 2026, pointing to the U.S.-Iran war and its drag on travel across the Gulf.

The company confirmed the closure in a post on LinkedIn on Friday, saying it would stop operating at the end of November 2026, roughly five years after it began letting holiday homes in the emirate.

Silkhaus tied the decision to the sustained regional conflict and its effect on travel across the Gulf Cooperation Council markets, which it said continues to weigh on every segment of tourism and hospitality.

The U.S.-Iran war began in late February, and the disruption to arrivals through March and April has fallen heavily on UAE holiday-home operators, whose businesses depend on international visitors rather than local demand.

Several airlines are staying out of Dubai into 2027, and forward bookings are running well below last year's levels, leaving this winter's peak season unlikely to rescue smaller operators in the short-term rental sector.

Further exits among smaller holiday-home businesses are expected as a result.

Dubai's tourism-dependent economy has built a large furnished rental and holiday-home market in recent years, with operators competing for the same pool of overseas leisure and business travellers.
