China's Luxury Housing Boom Lures Wealthy Buyers Away from Hong Kong

A surge in mainland China's luxury housing market, led by Shanghai, is keeping affluent buyers onshore, potentially challenging Hong Kong's high-end residential sector.

Shanghai's luxury home prices have jumped 31% since 2021, with sales volume rising over 50%, according to a report released Monday. This contrasts sharply with China's broader housing market, where average new-home prices have fallen about 13% over the same period.

The report highlights a growing divergence between the luxury segment and the wider real estate market. Analysts attribute the outperformance to wealthy households being less affected by the economic slowdown, relying more on investment income and benefiting from higher stock prices.

Hong Kong's high-end market, meanwhile, has recorded fewer deals above HK$100 million, suggesting some demand is shifting to the mainland. The trend poses a potential challenge to Hong Kong's status as a luxury property destination.

The buying frenzy in Shanghai has begun to ease as pent-up demand fades, but analysts expect the luxury sector to continue outperforming due to fundamentally different supply-demand dynamics.
