St. Regis Marbella Las Dunas to Open in 2031 With 169 Rooms, 151 Residences
Sierra Blanca Estates and Platinum Estates are developing the Las Dunas project under Marriott’s St. Regis flag, with more than €500 million committed to the beachfront hotel and residential complex in East Marbella.
The hotel component is planned for 169 rooms, while the residential side will add 151 branded homes. Those residences will range from two to five bedrooms and from 150 square metres to 1,000 square metres.
The site covers more than 160,000 square metres by the sea in the Las Chapas area. About 110,000 square metres, or nearly 69%, is to be allocated to public spaces, with the privately owned hotel and homes built on the remaining land.
The project was first announced in 2016 under Marriott’s W Hotels brand and spent years in planning. The agreement between Platinum Estates and Sierra Blanca Estates was announced in June 2025, when St. Regis was confirmed as the brand.
During that period, the planned investment rose from around €300 million to more than €500 million. The opening is targeted for 2031, and the property is slated to become the first St. Regis hotel on the Costa del Sol.
