Kerzner Signs SIRO Brickell in Miami, Marking the Brand's First US Hotel and Residences

Kerzner International Holdings has signed SIRO Brickell, Miami, the first SIRO hotel and branded residences in the United States, with an opening targeted for 2030. The property will anchor Miami's Brickell district and becomes the fourth project in the wellness-focused brand's global pipeline.

The property is slated to open in 2030 in Miami's Brickell district, a neighbourhood the company describes as a hub where business, culture and wellness converge. The signing covers both a hotel and branded residences, making it the first SIRO project of its kind in the United States.

SIRO's existing footprint includes SIRO One Za'abeel in Dubai, which opened in February 2024, and SIRO Boka Place in Montenegro, which opened in May 2025. The Miami project becomes the fourth in a growing global pipeline, joining SIRO Palmilla in Los Cabos, slated for 2027, SIRO Olaya in Riyadh for 2028, and SIRO Roppongi in Tokyo for 2029.

Kerzner is working with Miami-based 13th Floor Investments and Forse Holdings as local development partners on the project, which the company describes as a landmark mixed-use development. The partners bring local market expertise to the delivery of the Brickell site.

The brand is built around five pillars: fitness, recovery, nutrition, sleep and mindfulness, paired with a community-driven ethos. Kerzner says those elements respond to business and leisure travellers who increasingly prioritise wellbeing while on the road, positioning SIRO as a model for purpose-driven living.

The signing extends Kerzner's expansion of the SIRO concept beyond its existing Dubai and Montenegro locations and adds a US entry point in a major business and leisure market.
