HSBC moves Causeway Bay flagship to Capitol Centre as Hong Kong retail rents soften

HSBC will open a new flagship branch at Capitol Centre in Causeway Bay, reflecting a broader trend of banks and fashion retailers taking advantage of lower prime-area rents in Hong Kong.

The bank's existing Premier centre at Causeway Bay Plaza 2 on Lockhart Road and the Park Lane branch on Gloucester Road will close at the end of business on October 17, with a spokesman citing lease expiry. The new Capitol Centre flagship branch and Premier centre is scheduled to open on October 20.

Renovation at the new location is already in progress, the spokesman said, but further leasing details were not shared due to a confidentiality agreement.

The move underscores a wider shift in Hong Kong's prime retail property market, where big banks and fashion brands are seeking eye-catching locations that also come with more negotiable rents. Market sources indicate the rent for the Capitol Centre space is significantly lower than the bank's previous tenancy.

Capitol Centre sits in a busy shopping district, giving the new branch a prominent position for customer visibility while aligning with cost-saving efforts among tenants across the sector.
